Tiny Gatlinburg manages to pack a lot of touristy kitsch into its 10 square miles—Ripley’s Believe It Or Not and mini-golf are mainstays—but it’s location at the edge of Great Smoky Mountains National Park can’t be beat: More than 521,000 acres of peaks and forests covered with more than 800 miles of maintained trails are right out the door.

Your Turn: Tell us about your favorite Gatlinburg adventures, restaurants, and hotels in the comments section below.

PLAY

Wake up early to pedal the 11-mile Cades Cove Loop Road, a favorite of experienced cyclists, and watch the sunrise over the Smokies (nps.gov/grsm); Cades Cove Campground Store rents bicycles for $6 an hour (explorecadescove.com). Or hike to the summit of Clingmans Dome, the highest point of the state and the Appalachian Trail, at 6,643 feet (clingmansdome.com).

EAT

Drive a few miles northeast on scenic Highway 321 to Cosby for dinner at The Front Porch, a BYOB Mexican restaurant that has live bluegrass shows on Friday and Saturday nights (423-487-2875).

SLEEP

Bed down at the cozy Four Sisters’ Inn, just a five-minute walk from downtown (doubles from $125; 4sistersinn.com).

Location: North Carolina and Tennessee
Established: June 15, 1934
Size: 521,490 acres (211,040 hectares)

The fact invariably stated about Great Smoky is this: It is the nation’s busiest park, drawing more than nine million visitors a year, twice the number of any other national park. Most of the millions see the park from a mountain-skimming scenic highway that, on a typical weekend day during the summer, draws 60,000 people, bumper-to-bumper.

Luckily, there is plenty of park, thinly laced by 384 miles (618 kilometers) of mountain roads. You can pull off the road, park the car, and stroll one of Great Smoky’s many Quiet Walkways, quarter-mile (half-kilometer) paths into what the signs call a “little bit of the world as it once was.” Eight hundred miles (1,287 kilometers) of hiking trails, from a half-mile to 70 miles (0.7 kilometers to 113 kilometers) long, also give you that world. Relatively few visitors walk the trails; most prefer to stay in their cars.

The park, which covers 800 square miles (1,287 square kilometers) of mountainous terrain, preserves the world’s best examples of deciduous forest and a matchless variety of plants and animals. Because it contains so many types of eastern forest vegetation—much of it old growth—the park has been designated an international biosphere reserve.

The Smoky Mountains are among the oldest on Earth. Ice Age glaciers stopped their southward journey just short of these mountains, which became a junction of southern and northern flora. Rhododendron and mountain laurel thrust from the weathered rocks. Amid the woodland and craggy peaks bloom more than 1,600 species of flowering plants, some found only here. Shrubs take over in places, creating tree-free zones called heath balds, laurel slicks (because of the shiny leaves), or just plain hells (because they are so hard to get through).

The tangle of brush and trees forms a close-packed array of air breathing leaves. The water and hydrocarbons exuded by the leaves produce the filmy “smoke” that gives the mountains their name. Air pollution in recent years has added microscopic sulfate particles to the haze, cutting visibility back about 60 percent since the 1950s. The pollution has also affected the park’s red spruce stand—the southern Appalachians’ largest. And insects are destroying the Fraser fir, the spruce’s high-altitude companion.

The park also preserves the humble churches, cabins, farmhouses, and barns of the mountain people who began settling here in the late 1700s. Most people left when the park was founded, but some chose to stay and live out their lives here.

Did You Know?

The park was designated an International Biosphere Reserve in 1976 and a UNESCO World Heritage site in 1983.

Many people who live in the Eastern third of the U.S. can reach the park in a day.

The Great Smoky Mountains are home to over 100 native species of trees, more than are found in northern Europe.

At 480 feet (146 meters), Fontana Dam, on the southwestern boundary of the park, is the tallest concrete dam east of the Rocky Mountains.

What should I know about the company that I am purchasing the property from?

The team of professionals at Waterfront Group has over a decade of experience in residential and recreational property with thousands of satisfied customers in many areas of the U.S.Waterfront Group can provide you with references and testimonials of satisfied customers.

How does a land Consultant differ from a general Real Estate Broker?

A Land Consultant is an individual who has dedicated their career to the detailed knowledge required to accurately represent the sale of land. Though many general Real Estate Brokers may receive training in this area, few specialize in land sales. A Land Consultant has all the information and personal knowledge of the land necessary for you to make a well-informed decision to purchase.

Is my deposit safe if I choose to purchase property on the day of the sale?

Yes, your deposit is held in escrow until closing with the attorney. If the title search reports a defect in title, or financial approval is not given, then a full 100% of all deposit money is refunded.

What should I expect on the that I go to view the property with a Land Consultant?

Be prepared to walk the property and understand the boundaries and character of the land. Ask questions. Your Land Consultant has the answers and will provide you with property information that will clearly explain the accessibility of the property, access to utilities and the costs associated with purchasing the property. Our property is sold first come, first served based on receiving a deposit check, so remember to bring a check in case you find a property you want to purchase.

What guarantees are offered with the property if I purchase?

Each property is surveyed and comes with deeded road access and utilities to each property. A general warranty deed comes with each property which guarantees a free and clear title to your property.

Is financing available for undeveloped land?

With Waterfront Group we can offer excellent bank financing and several different payment terms. Once you find the piece of property that works for you, your Land Consultant will assist you in finding the best way to finance your purchase.

Do I need to find an attorney on my own if I decide to purchase?

Waterfront Group has obtained an attorney who is familiar with the property and region. The attorney’s knowledge of the property and area will make for a smooth and timely closing. They can also arrange the closing via mail which will save you considerable time and make for an easy process.

What is a title search or title abstract?

An attorney performs a title search. The history of title ownership of the title to the property is investigated to determine that there are no others who may have claim to any portion of the land. Any easements, rights-of-way, mortgages or other matters of record that may affect the title are reported. It is based on the title search or title abstract that a title insurance policy is issued.

DID YOU KNOW

Did you know your IRA can purchase real estate? Since 1975, IRAs and 401(k) plans have been afforded the ability to purchase real estate, helping knowledgeable investors see significant change in their retirement wealth.

FINANCING THE PROPERTY

Cash – the IRA pays cash for the entire property. The property is titled to the IRA and all income and expenses must flow through the IRA.

Partnering – IRAs can purchase fractional ownership in property. Ownership interest is determined on the pro-rata amount of the investment purchased by the IRA. All income and expense must flow through the IRA in the same rate basis.

Financing – An IRA can purchase real estate with a mortgage as long as the loan is non-recourse, which means there is no personal guarantee to repay the debt by the IRA owner, or other disqualified persons. Repayment of the underlying debt must come from the retirement plan. Taking on debt in the IRA may subject the plan to Unrelated Debt Financed Income.

Self-directed IRAs (SDIs) can own real estate, too.

What are SDI’s?

Self-directed IRAs are controlled by you, rather than an account custodian. Banks and brokerage companies limit your choices to things like certificates of deposit, mutual funds, stocks, annuities and other products that they earn commissions on. But if you want to take control and open up more kinds of investments, you need a custodian that allows self-directed IRAs.

With the great tax advantages provided by all individual retirement accounts and 401ks, as well as the wider range of possible investments of a self directed IRA , you can potentially build wealth and secure your future much more effectively than through traditional retirement plans.

Why Invest Your IRA in Real Estate

Many economists consider buying Real Estate with your IRA as one of the most successful alternative IRA investmentsas it generates returns despite the ups and downs of the economy. Real Estate is one of the few tangible assets that pays the investor an income, and keeps their retirement account growing.

Asheville and the surrounding mountains are also popular in the autumn when fall foliage peaks in October. The scenic Blue Ridge Parkway runs through the Asheville area and near the Biltmore Estate.

The Biltmore Estate

Biltmore Estate provides the ideal location for romance with a century old French Renaissance chateau. George W. Vanderbilt’s 8,000-acre estate with its 250-room Biltmore House, 75 acres of beautifully landscaped gardens, and the nation’s most visited winery offers plenty of opportunities

BILTMORE HOUSE: Share the wonder of Biltmore House, the largest privately owned home in America, with a priceless collection of arts and antiques original to the Vanderbilt home. Since the house is a self-guided tour, pay the little extra for the audio companion tour as soon as you enter the house. Excellent guided tours may be purchased to go “behind the scenes. After touring more than 60 rooms in the house, stop at the Stable Courtyard for refreshments or a visit to several quaint shops (and one large souvenir shop). The Stable Café is great for sandwiches, burgers, and salads. Allow at least two hours for a house tour.

GARDENS: Spectacular gardens and woodlands are perfect for leisurely strolls. From the house, walk hand-in-hand through gardens designed by renowned landscape architect Frederick Law Olmsted, best known for designing Central Park in New York City. The lush and beautiful reflecting ponds of the Italian Gardens are a fitting entry into a stunning world of garden paths. A short walk takes you to the four-acre Walled Garden and adjacent Conservatory

For a longer walk, follow signs to the Bass Pond to find a more secluded (and romantic) area, especially in the Boat House. In spring and summer, the Meadow Trail features wildflowers and grasses, while the Woodland Trail is ablaze with azaleas in spring. Stop by A Gardener’s Place to shop or check into a guided garden walks during special events. For the best photo vista of the front of the house, walk up to the statue of Diana atop the hill facing the house.

BILTMORE ESTATE WINERY: At the winery, enjoy a self-guided “behind the scenes” tour and sample Biltmore Estate wines in the Tasting Room. Browse the Wine Shop. The Bistro Restaurant is an excellent choice for dinner, with its welcoming European atmosphere. Other culinary activities include cooking demonstrations, seminars, guest chef programs, introductory wine classes and daylong cooking classes featuring the estate’s own chefs.
